Registering

You may register online, or by phoning or simply visiting our office. We will take your contact details and make note of your property requirement, such as the area you wish to live in, price bracket and the type of the property you require.

Searching on your behalf

Once we have the information about the type of property you are looking for we will do a full search to suit your criteria and endeavour to find you a suitable residence. You will be sent a compiled list of suitable properties including detailed information followed by the photos to ensure you have as much information as possible to help you select which property to view. We will send you information on any new properties matching your requirements for as long as you are looking.

Viewings

Viewings are easy to arrange, we either hold the keys or need to make an appointment between 9am and 6pm Monday-Friday. For those individuals unable to view during normal working hours we will endeavour to accommodate viewings outside of these hours where possible.

Putting an offer forward

Once you have chosen a property and you wish to proceed with the rental you will need to put in an offer including as much information as possible. You would need to provide the following:

tenants' full names
weekly rental figure (usually payable monthly or quarterly)
deposit (standard 6 weeks)
tenancy start date and length of the term
any requirements that you may have

Once your offer has been accepted (subject to references and contracts) we will ask you to show your intent by paying a nominal deposit, usually 1 week's rent, which will be held by us whilst the references are being checked and the deal is being finalized. This deposit is non refundable and will not be returned if the tenants change their mind about proceeding.

References

You will need to supply us with details of referees, references will be applied for and your information will be forwarded to the landlord for acceptance. If you do not have a sufficient income to meet the rental amount, then guarantors will be required (usually UK based). Once your suitability as a tenant has been confirmed by the landlord we will draw up the relevant paperwork, forming an agreement to be signed by both parties.

Rent and Deposit

An advance rental payment is required prior to the commencement of the tenancy. A rental deposit is also required from the tenant. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report. All funds have to be cleared in our account before you can move into the property.

Inventory

An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be drawn up by an independent inventory clerk and will be supplied to both landlord and tenant. Usually the landlord will pay for the inventory and check in at the start of the tenancy and the tenant will pay for the inventory and check out at the end of the tenancy unless otherwise agreed.

Completion

Once the tenancy agreements have been signed and exchanged and all monies have been received, you will be given the keys and can move into your rented accommodation. At this stage you will also be supplied the contact details of the company that will deal with property management should you need to get in touch.
